  • State law requires that all properties be physically inspected every five years. In addition to physically inspecting your property every five years, the county must also update property values based on a review of current market value data each year.
    Assessor
  • Property taxes are an important source of revenue for public (K-12) schools, law enforcement, fire departments, libraries, streets and roads, and city and county government. As in most states, property taxes are the backbone of funding for local government and schools. Generally, public (K-12) schools receive the largest share of the property tax.
    Assessor
  • The county assessor does not establish the amount of taxes you pay. If the market value placed on your property by the assessor remained the same as the previous year, the increase in your taxes can be attributed to an increase in tax rates within your particular tax district. Tax rates can increase due to public voting on bond issues, such as school bonds, jail, etc., or an increase in the budget of a taxing entity.

Treasurer

8
  • If a parcel is sold and the name change was not made prior to September 1, the Tax Notice will be mailed to the previous owner. The previous owner is responsible for forwarding the Tax Notice to the new owner. It is your responsibility to see that you receive a Tax Notice if you have moved or changed your address. If that is the case, please contact the Treasurer’s Office at (435) 438-6410.

    Treasurer
  • Real Property Tax Notices are mailed on or before November 1 each year. Taxes are due not later than November 30. When that day falls on a weekend, the due date is then moved to the next Monday.

If you have not received a Tax Notice by the first of November, please call the Treasurer's Office. Payments may be made with a personal check, cash, cashier’s check, or a money order. We will not accept two- and three- party checks. Checks are to be made payable to Beaver County Treasurer and should be written for the tax amount only.
    Treasurer
  • By state statute, property taxes are due on or before November 30 (or the following Monday if that date falls on a weekend). If payment is not made by the due date, the greater of 1% or $10 per property parcel will be added to the tax amount. If the payment is made after January 31, the penalty will be the greater of 2.5% of the December 1 balance or $10. Interest will be charged if not paid by January 31, retroactive to January 1. Properties which have delinquent taxes into the fifth year back are subject to tax sale.

  • The Beaver County Treasurer’s Office accepts prepayments toward the current year tax. You will find information and a box to check on your tax notice to request prepayment coupons. You may also call us at (435) 438-6410 to request the coupons. This program is voluntary for your convenience. There are not penalties for late or missed payments. See "Prepayment Coupons" on our web page for more detailed information.

  • Yes! You may make payments on any amount toward your back taxes. However, interest will continue to accrue until existing taxes are paid. Payments are applied first to interest then to penalties and then to taxes of the most recent year. No payments will be applied to delinquent taxes after September 1 until the current taxes are paid in full. After that, payments will be applied to delinquent taxes.
    Treasurer
  • All returned checks will result in cancellation of payment and a returned check fee of $30 will be applied.
    Treasurer
  • Wrong! It is the property owner’s responsibility to assure the mortgage company pays their property taxes. If a mortgage company holds an escrow account that includes the payment of property taxes, the procedure for payment varies by company. Typically, each mortgage company will request the tax amount from our office. The mortgage company is required to make this request EACH tax season. If the request is received early enough, the requesting mortgage company will be listed on your Tax Notice. This is ONLY an indication of a company’s request for the tax amount. You must determine whether the taxes will be paid by your mortgage company. Even though your taxes are paid by your mortgage company, you will still receive the original tax notice for your records.

Greenbelt (Utah Farmland Assessment Act)

4
  • Productive values are established by the Utah State Tax Commission with the assistance of a five-member Farmland Assessment Advisory Committee and Utah State University. Productive values apply countywide. These are based upon income and expense factors associated with agriculture activities. These factors are expressed in terms of value per acre for each land classification.
    Greenbelt (Utah Farmland Assessment Act)
  • Land is classified according to its capability of producing crops or forage. Capability is dependent upon soil type, topography, availability of irrigation water, growing season, and other factors. The county assessor classifies all agricultural land in the county based on Soil Conservation Service soil surveys and guidelines provided by the Tax Commission. The general classifications of agricultural land are: irrigated, dry land, grazing land, orchard, and meadow. If you disagree with your land classification, you can appeal to your county board of equalization for reclassification.
    Greenbelt (Utah Farmland Assessment Act)
  • Leased land can qualify for assessment and taxation under the FAA if the acreage requirement is met and the production requirement is satisfied. A purchaser or lessee may qualify the land by submitting, along with the application from the owner, documents certifying that the production levels have been satisfied.
    Greenbelt (Utah Farmland Assessment Act)
  • When land becomes ineligible for farmland assessment (such as when it is developed or goes into non-use), the owner becomes subject to what is known as a rollback tax. The rollback tax is the difference between the taxes paid while on greenbelt and the taxes which would have been paid had the property been assessed at market value. In determining the amount of rollback tax due, a maximum of five years preceding the change in use will be used. The tax rate and market value for each of the years in question will be applied to determine the tax amount.

  • If you are a crime victim or if you witness a crime, your observations can lead to a faster resolution of the case. When you report a crime, a Beaver County Sheriff’s Office dispatcher will ask you to describe the suspect(s) you observed. Never place your personal safety or the safety of those around you in jeopardy to get a better description of a subject, but if possible, make a mental picture of the suspect(s) by scanning the individual(s) from top to bottom, and outside to inside.

    Things to Note

    Individuals

Note the most obvious information first: race, sex, approximate age, and weight/height. Then note hair and eye color, complexion and any distinguishing features such as glasses, scars, facial hair, etc.

Notice what the person is wearing, starting with the outside layer of clothing. Many times a suspect may remove outerwear to elude law enforcement officers.

    Vehicles

If you're describing a vehicle, remember the acronym CYMBALS:

    • Color
    • Year
    • Make
    • Body

  • Because of the way cellular telephone calls are routed, calls to 911 may not reach the proper dispatch operators. Generally, the law enforcement agency that receives a cellular 911 call is determined by the origination of the call in relation to a specific cellular tower. The Beaver County Sheriff’s Office routinely receives 911 calls from cellular users from surrounding counties.

If you are reporting an emergency via cellular telephone, it's crucial to inform the 911 operator of your exact location. The appropriate and closest response can then be activated.

    Sheriff's Office - Dispatch
  • Experience has shown the first 60 seconds of every 911 call are the most critical. Operators need to determine:

    • The exact location of the emergency
    • The nature of the situation
    • What elements a responding officer should be advised of
    • Whether anyone is injured

A first-responder armed with this information can react quickly and accurately and minimize the chance that further damage will occur or innocent bystanders will be hurt.

  • A person who has been arrested and charged with a crime and has not been convicted of that crime may be required to post bail, either by cash or bond, before being released from jail. Bail is insurance to guarantee an arrestee will appear in court for trial. If that person fails to appear for a court date, the bail money is forfeited.

    Amount of Bail

Unless otherwise set as 'No Bail Allowed' by a judge or bail commissioner, all offenses are bailable. The amount of bail is determined by a judge or from an established bail schedule. Bail may be made by an arrestee or by someone on his/her behalf.

    How to Pay Bail

Bail can be paid at either the court of jurisdiction or at here at the jail. Although most of the instructions below are generic for either situation, they are written for paying at the jail. To post a bail, first make sure the person is in fact, in the Beaver County jail. Please call 435-438-2862 where you will also need to find out the arrestee's charge(s), the bail amount, and the court of jurisdiction.

There are two ways of posting a bond:

    Cash Bail

The total amount of the bail, in cash, is placed with the Court of juristiction to guarantee the arrestee will appear at the next court hearing. If the arrestee does not appear after posting cash bail, the money will be forfeited. If a not guilty verdict is rendered or the case is dismissed, or at the conclusion of the trial proceedings, bail money will be refunded minus any fines and / or court costs. Refunds are available only through the Court of jurisdiction.

    Methods of Payment

Cash, cashier's checks, or money orders are the only accepted methods of payment for bail. When posting bail, cashier's checks and money orders must be made payable to the ‘Beaver County Inmate Trust Fund’. Personal checks are not accepted. To make bond with a credit card you must add that money to the arrestee’s trust fund account; instructions on how to do that can be found by visiting Adding Money to an Inmate's Commissary Account.

    Surety Bond

A bonding company licensed in Utah posts a bond that guarantees an arrestee will appear at the next court date. The Beaver County Sheriff’s Office does not participate in the contract between an arrestee and the bonding company. The bonding company normally charges a fee for each bond posted. Some bonding companies may help you out with posting a cash bond with a credit card also. If you need help finding a bail bond company, the State of Utah's Insurance Department provides an online List of Licensed Bail Bond Agencies.

More information can be found on the Honorary Membership page the Utah Sheriffs' Association's website.
